The South West market is still very buoyant despite seeing the end of the Stamp Duty holiday. Although stock is still challenging, applicant registrations are up and those who are coming to the market are seeing a great demand and aspirational over the asking price offers. In a nutshell, there simply isn’t enough stock to go around and plenty of demand from all types of buyers.

We are also seeing investors return perhaps with the low interest rate mortgages that are being offered and exceptional yields being achieved. We are still gaining great success with our virtual tours and both buyer and vendors really like this digital offering. The West Country has experienced a strong couple of years when it comes to renting as rents across the region have been driven up by high demand of people wishing to move to our wonderful area. However, with less tenant ‘churn’ of properties and good sale prices causing landlords to sell up to release capital, rental supply has been down in many of our local towns with many agents reporting a fraction of the available stock up for rent that there normally is. Cheltenham, a town my agency covers, pre-pandemic would have 500+ properties available, and in November it has just 120.

The rental sector has also had to deal with its fair share of legislative changes over the last year with EICR changes, notice period changes and breathing space to name but a few. It will be interesting to see what a new year brings as we yet again prove just how adaptable we are as a profession. Martyn Baum

Trainer, motivator and mentor

Martyn is a Past President and former NAEA Propertymark board member. His role allowed him to regularly commentate on the housing market in national press and radio. He has been invited to be part of advisory panels with MHCLG around transaction reform and leasehold issues.

Martyn's 20-year career in estate agency has seen him work with various firms within the industry from small independents to national corporations managing everything from cold start offices to acquisitions. His current role is Regional Manager for a seven branch multi-disciplinary agency where he is responsible for the strategy, process, and delivery of the residential sales division.

Robert Bolwell

Partner, Dutton Gregory Solicitors

Rob is a partner of Dutton Gregory and founded their Landlord and Tenant department in 1993. He has immense experience of landlord and tenant issues, has been seen on BBC’s Watchdog and is a regular contributor to industry publications. Rob’s work includes complicated dilapidations and possession cases as well as working for clients with large block management portfolios.

With over thirty years experience and a NAEA Propertymark Past President, Katie is a specialist in sales and lettings in the West County and runs an award-winning three office practice.

Angharad Trueman

Vice President, ARLA Propertymark

Angharad is Managing Director for CGT Lettings Ltd and CGT Sales Ltd based in Gloucestershire. She has been working in lettings for her entire career and has been an ARLA Propertymark member since 2015. Angharad is a passionate advocate of raising standards for the lettings industry and encouraging young people to consider a career in lettings. She also won rising star at the Negotiator Awards in 2018 and was shortlisted in the top 100 most inspirational women in the West 2019.
