Badshah Lettings Agents

We are a specialist lettings and property management agency with over 15 years of experience operating across East London and the North West, including Preston, Bolton, and Blackburn. Having built and managed our own property portfolio, we bring a deep, practical understanding of the regulatory, operational, and commercial realities of residential property investment. Our business was established in response to first-hand experience of both high-performing and underperforming managing agents. This insight shaped our commitment to delivering a professional, compliance-driven service designed to protect assets, minimise risk, and support sustainable returns for investors and developers. We provide a fully managed lettings service with a strong emphasis on legislative compliance and governance. From initial tenant sourcing and robust referencing through to tenancy setup and ongoing management, we ensure that all statutory and regulatory obligations are met, including health and safety requirements, licensing, and evolving rental legislation. Working closely with landlords, investors, and developers, we focus on safeguarding property value, maintaining occupancy, and ensuring properties are managed in line with best practice and current legal frameworks. Our approach offers clients confidence that their portfolios are being managed professionally, responsibly, and with long-term performance in mind.
