Calm about Compliance is an audit support service created by members for members to provide you with reassurance and save your agency money.

Leading compliance experts for the property sector

With resources stretched, few agents can be up-to-date on every area of compliance all the time. Our team are visiting members in their offices every day, identifying areas that are vulnerable to enforcement action and helping members to make the changes they need before they get fined or prosecuted.

Our friendly and knowledgeable Compliance Support experts will visit your branch on an agreed date to work with your team for around three hours, focusing on areas including (but not limited to) anti money laundering, client money protection, data and consumer protection.

Propertymark’s compliance support services are available at minimal cost and deliver a confidential report of easy-to-follow actions.

Supporting members

Our advisory inspections are designed to educate, inform and advise

The most important aspect of our Compliance Support is exactly that—support. This heavily subsidised service has been developed by the professional body to support our members and feedback so far has been outstanding:

We recently had a compliance Audit with Matt Eades and despite feeling worried and anxious, I must say it was the exact opposite to what I had expected. The whole process was hugely beneficial, friendly and relaxed. With this industry having so many rules and regulations even down to the finer details, which are easily overlooked when you are busy, its great to know that Propertymark are looking out for you. Matt has been more than helpful with guidance and recommendations that will ensure our company remain fully compliant. Greatly appreciated!

The visit was very worthwhile and made us put time aside to closely examine our procedures, the advice we received was clear and very helpful and moving forward will assist in making improvements.

I would say to any member the auditor was friendly and professional and that it was a positive experience I would thoroughly recommend. As members of Propertymark we all want to provide the best service so its also reassuring for somebody outside of your own organisation to give you a thumbs up.

Very good hour and a half, you think things were done correctly when there is room for improvements. Provision of the visit is a good benefit from Propertymark.

We had the absolute pleasure of Darren Kitchenside attend our office to conduct a compliance site visit and it turned out to be a truly invaluable, useful and thoroughly enjoyable exercise (which sounds like a total oxymoron, but this is the absolute truth!).

Not only was Darren extremely knowledgeable, thorough and helpful in pointing out areas of (oblivious) oversights and aspects requiring changes/updating, the approach was very friendly and the overall demeanour exceptional! And if there was anything Darren was unsure of, he was super expedient in getting you the answers the very next day (the pre-report was issued the very same evening).

Do not feel daunted in any way by these audit visits as Darren was very reassuring in making the meeting all about ensuring you are up to date with compliance in a constructive manner, in order to protect you and the business.

Compared to previous audit visits , this particular one stood out as the best as it made a real difference in terms of highlighting certain factors that we were oblivious to (some that had been long standing so should have been picked up previously) but with Darren’s expertise and knowledge, we were able to correct any and all shortcomings/omissions.

On a personal note I was more than a little anxious at the prospect on an audit (an emotive term at best), Matt made the process comfortable, informative and much more of an opportunity than an undertaking! I look forward to meeting Matt again, possibly at the next Regional Conference.

Meet the team

Compliance Auditor, Propertymark

I was delighted when Propertymark invited me to join as an auditor in the compliance team. I began my professional life as a conveyancer, so it was familiar territory after working in the legal sector and in regulatory compliance. I’ve enjoyed the transition from advising clients to advising members; it has been great to meet some of you in person and I look forward to meeting many more in the near future.

Outside work I like to spend time with my two daughters, enjoy firing up the pizza oven for some mean sourdough creations... and I confess to a mild obsession with guitars!

Compliance Auditor, Propertymark

I first started working for Propertymark in 2011, since then I have had various roles within the Compliance Department, most recently moving from a reactive role as a Case Officer to a proactive role as an Auditor. This places me in a unique position to help members navigate the legislative landscape and avoid unnecessary and unwanted fines/penalties, having previously been sanctioning members for breaches of the same.

Outside of work I am a family man first and foremost, with a borderline unhealthy penchant for golf. I welcome the opportunity to assist many of you in the months and years to come.

Compliance Auditor, Propertymark

My career has been varied from the beginnings as a P.A. at Allied Dunbar, to being part of a mortgage/financial brokerage company to later spending 12 years with MyDeposits.

Following conversations with landlords and agents at MyDeposits, it became apparent to me that there was a lack of knowledge on both sides in respect of not only knowing the legislation and the consequences of not complying but also interpreting it. I believe joining Propertymark's Calm about Compliance team is a positive step forward as a way to support agents who want to ensure they are compliant.

Outside work I like to keep close to friends and family, I enjoy my weekends away to Weymouth as I pursue my ambition of a house by the sea. I enjoy trips to the cinema and the once a year trip to ComicCon at the ExCeL London (not dressed up as a character, well not yet). Finally I enjoy keeping my mind active with a puzzle, whether it’s a literal jigsaw puzzle or a big Lego set.

Compliance Auditor, Propertymark

With a foundation in accounting, I first delved into the intricacies of the property sector regulations during my tenure with the British Civil Service. There, I served as a compliance caseworker at HM Revenue & Customs, where our key objective was to address tax evasion by the small subset of landlords not adhering to the required regulations.

Now, in my role as a compliance auditor at Propertymark, my focus has shifted. I am committed to partnering with letting agents and estate agency businesses, guiding them towards enhancing their standards and ensuring full compliance with industry regulations. It's a pleasure to be on the team, assisting in driving excellence and integrity within our industry.

Outside of work, I love staying active and exploring the beautiful British countryside. You'll frequently find me with a cup of coffee in hand, ready for the next adventure!
