Ezytrac Property Management exists to make property ownership effortless. We research, let, manage and sell residential property on behalf of landlords and investors across the whole of the UK, and we take the complexity off their hands so they can get on with their lives. Our promise is simple. You hand us the property, we handle everything else. ## Where we started Ezytrac was founded in 2009 by Brett Alegre-Wood, an author and property investor who had spent the previous five years helping clients build portfolios through our sister company, Gladfish. Brett kept seeing the same problem. Investors would buy well, then watch their returns and their patience drain away through slow, reactive, old-fashioned property management. Letters went unanswered. Repairs dragged on. Nobody took ownership. Ezytrac was built to fix that. From day one the business was designed around a single idea: one point of call. Every landlord gets a dedicated property manager who knows them, knows their property and answers for everything that happens to it. No call centres, no being passed around, no chasing. Seventeen years later that idea still runs the company. From our head office in Birchwood, Lincoln, our team now manages more than 700 properties across the UK for landlords at home and overseas. ## What we do We are a full-service residential agency. Our Propertymark-listed services cover residential property management, residential lettings, residential sales, inventory, and land and new homes. For most landlords the relationship starts with our fully managed service. That includes: - Tenant sourcing, referencing and placement - Rent collection, with rent paid to the landlord within 24 hours of us receiving it - Maintenance coordination through our national contractor network - Compliance management, including gas safety, electrical safety, EPCs and portable appliance testing - Quarterly property inspections with written reports - Deposit registration, management and dispute handling - A 24/7 emergency helpline for tenants - Rent arrears pursuit and, where needed, structured mediation We also look after overseas investors, a group most UK agents struggle to serve. Time zones, tax paperwork and distance make ownership stressful when you are thousands of miles from your property. Our team works across the UK, Australia and Asia, so a landlord in Singapore or Sydney can reach a real person during their own working day. ## How we work The measure we care about most is how little our landlords have to think about their property. That drives the way the business is organised. Every property has a named manager with real authority to act. Rent moves fast because cash flow matters to investors. Inspections happen every quarter because small problems caught early stay small. Maintenance is coordinated centrally and tracked to completion, and tenants can raise an emergency at any hour of any day. We are equally deliberate about the tenant side. A well-treated tenant stays longer, cares for the property and pays on time, and that protects the landlord's return. Tenants get quick responses, honest communication and a property that is safe and compliant. ## Standards and compliance Ezytrac is a Propertymark member with Client Money Protection in place, and our branch members hold MARLA qualifications. Brett Alegre-Wood holds both MARLA and MNAEA designations. Those letters set the professional standard our landlords' money and legal obligations are handled to, and they mean our team is trained and accountable to the industry body that regulates best practice. UK lettings law changes constantly, and the pace has increased with the Renters' Rights Act. We treat regulatory change as part of the service rather than a surcharge or a surprise. Our processes, tenancy documents and service packages are updated ahead of each change taking effect, and our landlords are told what is changing, what it means for them and what we have already done about it. Most of our clients never need to read a single clause of the legislation.
