Understanding Material Information for Sales and Letting Agents

Join Emma Cooke from National Trading Standards Estate Agency Team (NTSEAT), who will explain the new requirements on sales and letting agents on the process to improve material information disclosure in property listings.

NTSEAT have published guidance on requirements for the new parts A, B and C of material information required. Part B is information that should be covered for all properties – such as the type of property, the building materials used, the number of rooms and information about utilities and parking. Part C is information that only needs to be established if the property is affected by the issue – such as flood risk or restrictive covenants. Part A was announced last year and includes council tax band or rate, property price or rent and tenure information (for sales).

Policy & Information Manager, National Trading Standards Estate & Letting Agency Team (NTSELAT)

Emma is the Policy & Information Manager with The National Trading Standards Estate and Letting Agency Team (NTSELAT). She is a Chartered Trading Standards Practitioner and is in her third year as Chair of the Chartered Trading Standards Institute (CTSI) Welsh Branch. She is the CTSI Lead Officer for property and is also the Lead Officer for environment and climate change issues for Trading Standards Wales.

Emma is leading the work on improving material information in property listings and is passionate about improving the home buying, selling and lettings process. Emma is a qualified coach and mentor and is a member of The Institute of Leadership and Management. Emma is also a qualified internal auditor. 

Timothy Douglas

Head of Policy and Campaigns, Propertymark

Timothy joined Propertymark in July 2015 and leads on the organisation’s policy and campaigns activity across Westminster, the devolved parliaments, and local authorities. He authored Propertymark’s The Future of Renting position paper and wrote Propertymark’s best practice guidance to help agents operate during the pandemic. Timothy also created the policy proposals for the Leasehold: A Life Sentence research report.

Before Propertymark, Timothy worked as a political advisor in Westminster for a former Business Minister and Government Whip and spent a period of time as a Caseworker and Researcher for Members of the European Parliament.
