A mixed performance across the UK housing market in May. Despite broader economic uncertainties, including stubborn inflation and modest GDP contraction, the sector remains resilient with both challenges and signs of recovery.

This report is based on responses to a monthly survey of Propertymark member agents. The analysis is based on data provided by around 100 sales and 100 letting agents across the UK.

Residential sales

UK average sees month-on-month fluctuation

On average, there were around 11.5 homes placed for sale per member branch in May 2025.

Viewing numbers rise following Stamp Duty changes

We saw an increase in the average number of viewings per available property in May 2025, compared to the previous month, reaching 3 viewings per property. 

Residential lettings

Tenant demand eased 

The number of new prospective tenants registered per member branch decreased to an average of 82.

Rents continue to rise overall

Average UK rents were 7% higher in May 2025 compared to May 2024, and 0.3% higher than in April 2025.
