The Renters' Rights Act will bring about huge change to the industry, and while we await Royal Assent, now is the time for all property professionals to begin planning for the transition and what's to come.

Rachael Flannigan

Solicitor, Bell Lamb & Joynson

Rachael graduated with a degree in Law from Chester University in 2011 before completing her LPC at The University of Law in 2018. Rachael qualified as a solicitor in 2018. Prior to joining Bell Lamb & Joynson in January 2023, Rachael worked at Frodsham’s Solicitor as a Director and Head of Conveyancing since 2020 and before that Rachael worked at HCB Warrington as a Solicitor from 2018 to 2020. Rachael trained as a Solicitor at Rowlinson’s Solicitors from 2015 to 2018.

Rachael loves that while the process for each property purchase or sale is the same, each file is different, and no two days are the same. Rachael enjoys building relationships with clients and referrers as it makes the process a lot smoother. Outside work, Rachael lives on a small holding on the border of Wales and England. Rachael enjoys spending time with her two young sons, her Yorkshire terrier, along with 3 farm cats, and some chickens! She is hoping to add some Alpacas to the pack!

Henry Griffith

Senior Policy and Campaigns Officer, Propertymark

Henry joined Propertymark in April 2022 after having previously worked as the policy and research coordinator for a large Education Group. He supports members by digesting legislation and government policy to consider how this will impact the sector. On top of this, Henry currently attends and represents Propertymark at a number of government and industry working groups.   

Alex Jeffery

Partner, Bright Solicitors

Alex heads up the Disputes and Litigation team at Bright Solicitors. He has experience in a wide range of litigation matters and predominantly advises clients on contentious property matters such as commercial and residential landlords and tenants in connection with possession claims, dilapidations, and forfeiture. Alex also advises on matters arising from disputed rights of way, boundary issues together with general commercial property matters.
