Building the agent-ready proptech tools of tomorrow

REACH UK has opened applications for its 2026 cohort, inviting high-potential tech companies that are solving real problems for agents, landlords, buyers and renters. Propertymark and TDS are long-standing partners of the program, which connects founders with an unparalleled industry network, expert guidance and routes to adoption—speeding up the journey from promising prototype to practical, scalable tools used in day-to-day agency work.

The programme is powered by Second Century Ventures, the strategic investment arm of the National Association of REALTORS®. Propertymark has collaborated with REACH since its UK launch in 2020 and, in 2024, formed a landmark co-investment partnership to further accelerate innovation across the sector.

Want to shape future products?

REACH UK invites agents to share feedback and join forums and events to help guide the next wave of innovation. By engaging directly with agents nationwide to identify the gaps where technology can make the biggest difference, REACH helps ensure new products are needed, fit for purpose, and ready for adoption.

As part of the nine-month programme, REACH UK will be a proud sponsor of Proptech Connect, taking place in London on 3-4 September 2025. Across the two days, REACH’s founders as well as Jason Lee, Head of Commercial at Propertymark, will be on hand to demo products and answer any questions.

For any agents interested in joining any future forums or events, please get in touch with REACH UK by emailing [email protected].

What kind of tech comes through REACH UK?

Each cohort spotlights startups already delivering measurable impact across areas including automated compliance and digital lettings, energy efficiency and smart building management, landlord–tenant communications and experience, real-time property and market data, deposit and dispute handling, and ESG and net-zero support.

Keep an eye on these promising start-up companies from the 2025 cohort:

  • CasaPayan AI-powered financial operations layer between operators and tenants, underwriting tenant risk, collecting rent, and paying out on time, even if the tenant is late. Its real-time scoring, integration-free invoicing gateway, and smart tenant email aliases create a seamless experience for both sides.
  • Husmus - providing personalised insurance that solves real housing problems from unpaid rent to pet damage, as well as helping to identify reliable tenants.
  • Hybr – building the operational backbone for a faster, fairer, more transparent rental system, starting with students, and scaling across shared living.
  • SquarePlanthe only platform that fully automates space planning, technical design, and VR/AR generation. SquarePlan’s AI and algorithm produce test-fit space plans, fitout cost estimation, and 3D/VR/AR visualisation of the space in minutes.
  • ProspectorPro – industry-specific AI which provides leaders with the data and analytics to build high-performing teams, whilst cutting down on administration and missed opportunities.
  • Watergategives landlords and building owners the tools to detect leaks instantly, shut off water automatically, and cut consumption for good.
  • Carrottackles waste and climate change by rewarding good actors and putting a steep price on pollution to drive system change.
  • Factored – an underwriting engine that combines open banking and consolidated data sources to offer funding decisions to landlords in minutes, not weeks.

The property sector is evolving at speed, and it's never been more important for agents, landlords, buyers, and sellers to have access to technology that truly supports their professional work and homebuying ambitions.

What REACH UK does so well is identify and elevate solutions that solve real problems, from compliance and efficiency to improving client service. As a long-standing partner, Propertymark is proud to support a programme that puts innovation into action and ensures our members stay ahead of the curve. If you’re a business building the future of property, this is the platform to be on.

Each cohort helps narrow the gap between innovation and adoption, making new technology more accessible, trusted, and more actionable across the property sector. Innovation happens when the industry backs bold ideas, and partners such as Propertymark and TDS continue to play a vital role in making that possible.
